1. Pre-Design

2. Schematic Design

With a clear foundation in place, we begin exploring early architectural responses through sketches, diagrams, and layout studies. This is where ideas take their first visible shape, allowing you to see how the vision might translate into real space.

These concepts are never fixed. We refine them continuously based on your feedback, treating each conversation as an opportunity to sharpen the design and bring it closer to what you actually need.

Alongside this, we test different spatial configurations, weighing flow, light, scale, and function against one another, so that by the end of this phase you have a concept that feels both inspired and practical.

3. Design Development

Once the schematic direction is approved, we move into developing the detailed architectural framework and materials that will define the finished building. This is where the design matures from concept into a coordinated, buildable system.

We refine structural logic, material selections, and key architectural details, making sure every element works together both visually and functionally, so the design is ready for precise technical documentation.

4. Contract Documents

At this stage, we prepare the detailed technical drawings and specifications that translate the design into a clear, buildable set of instructions. These documents leave no room for ambiguity on site.

Every dimension, material, and construction detail is carefully documented, giving contractors, engineers, and consultants a precise reference to build from and helping avoid costly misunderstandings during construction.

5. Bidding & Negotiation

With the documentation complete, we guide you through the process of managing contractor pricing and selection, helping you compare quotes and evaluate builders on more than just cost.

We assess experience, reliability, and fit for your specific project, then support you through negotiations to secure fair terms and a contractor you can trust to bring the design to life.

6. Construction Administration

Once construction begins, we stay closely involved, monitoring progress and quality on site to ensure the build matches the intent and detail of the approved design.

We conduct regular site visits, review contractor work, and respond quickly to any questions or issues that arise, acting as your advocate throughout the building process and helping keep the project on schedule and on budget.

7. Post-Occupancy

Our involvement doesn't end when construction finishes. After you've moved in and settled into the space, we evaluate building performance to see how well it's living up to its design intent.

This includes reviewing comfort, functionality, and how the space is actually being used day to day, giving us valuable insight that continues to inform how we design for our clients in the future.
